How Does Biofilm Form?
Biofilm can form on any surface that has sufficient moisture. As a colony of microorganisms, biofilm can develop resistance to most kinds of household cleaning products, from home remedies to commercial-grade antibacterial cleaners. If not removed, biofilm will grow and spread. Air ducts and HVAC components like evaporator coils and condensate pans are surfaces that are hospitable to microorganisms because they’re out of sight and aren’t usually given attention except during inspections. Some HVAC manufacturers have applied antimicrobial coatings to these components, but biofilm can even eventually develop a resistance to them.
How to Remove Biofilm
One of the best ways to thwart the growth of these microorganisms is to keep potentially affected areas clean so they don’t have the opportunity to develop resistance to anything stronger than off-the-shelf cleaning products. Regularly inspecting the aforementioned components as part of your AC and heater maintenance routine is a good preventative practice. The ductwork’s interior can be periodically cleaned by an HVAC contractor.
Other solutions include using antimicrobial ultraviolet (UV) lamps. While these can also work, they may not be a cost-effective solution due to the equipment and energy costs. Cleaning the HVAC system by hand can also be an option; however, you must be careful not to damage sensitive components like the evaporator coils’ aluminum fins.
It’s important to note that not all cleaning products are effective against biofilm. When shopping for them, look for the following terms in the item description: “fungistatic,” “bacteriostatic” and “inhibits the growth of bacteria/fungi/algae”. Also, cleaning the insides of the air ducts will require special equipment, which is why it’s best done by a professional duct cleaning and sealing service.
